What are home building codes?
Building codes are safety regulations pertaining to how a building (commercial or residential) should be built.

They are intended to protect both builders and home buyers from building an unsafe structure. They deal with everything from nail spacing to wheel chair accessibility. Many restrictions, regulations and inspections are regionally required due to soil conditions, weather conditions, etc.

Do we only deal in creating new projects or can we customize spaces that are already in existence?
We at projectsanddesigns.com can customize your home or office space for you. We want to participate in creating your dream living area, whether the project is turning your garage into a loft, an extra space to read or meditate or another bedroom to accommodate your growing family. For existing living spaces, we will need photographs, hand drawn plans or a copy of the existing plan(s). The process is basically the same as we described with creating new spaces and if we need additional information we will contact you.

Do my plans meet my local building codes?
Our floor plans are designed to meet or exceed national building standards at the time they were drawn. Some states, counties and municipalities have their own codes, zoning requirements and building regulations. Before building, contact your local building authorities to make sure you comply with local ordinances and codes, which includes obtaining the necessary permits or inspections.

Before the construction begins the purchases should ensure that the plans comply with all applicable building codes in your area and are suitable for a particular size, including any subdivision or neighborhood restrictions.

Because we have no control over the selection of your builder, or any other professional, we cannot be responsible for the advice or assistance you receive from them or for the methods they use.

Why the structural studio is not included?
Each location has different structural needs and only with a local professional can you be assured that everything is up to code. We do not know the different state structural and engineering regulations or codes. The ACAD format will make a consultation with a local professional an easier process.

What can I expect with each package?

  • SKETCHES: We send by e-mail two (2) different options of layout plant(s), with one (1) exterior 3-D view on each one.
  • BASIC PLANS: We provide (1) copy of 1 to 4 sheets (24" X 18") with general information of your project: Architectural layout--Front and back view-roof plan-electric/plumbing/AC(general information only) via regular mail.
  • FULL PLANS: We provide one (1) copy of 1 to 8 sheets (24" X 36") with general information of your project: Architectural layout-front, back and side views-roof plan-roof disposition-electric/plumbing/AC (general information only), foundation details (standard/non-professional engineer), and exterior 3-D view with exterior finishes, via regular mail.
  • BUILDING MATERIALS ESTIMATOR: This is an additional format with quantities (non local prices) of the most important parts of your building (non-technical or structural). Through this tool you will know the quantity and size of doors, windows, floors (carpet, tile, hardwood), counter tops, light fixtures, plumbing fixtures, mill wood (base, crown molding, chair rail, exterior finishes (brick, stone, siding) roof shingles.

Where can I send the pictures of my project?
You can send the pictures to be considered for publication via e-mail at spotlight@projectanddesigns.com if your project is selected, we will contact you for a full refund of your money.

How long will take to get my plans?

  • Sketches: will take 5 to 8 days. (maximum 3 corrections)
  • Basic plans: will take 10 to 15 days after the final sketch is approved.
  • Full plans: will take 10 to 15 days after the final sketch is approved.
  • Building Materials Estimator: will take 5 to 8 days after the full plan was purchased.

Note: As soon as the owner completes the sketch process which on average takes three days and the purchase is made, the processes involved in the other packages will begin.

Can I view other projects with the same floor plan or with similar floor plans?
Remember your house and your project is unique. For privacy reasons, we will not share lists of spaces we helped create, but some of our clients have given their permission to share their spaces on our website.

How many sets do I need:
It depends on what your project is to determine the number of sets you will need. If you want to study the plan, buy one set, you can always upgrade later (you can't build from one set; the plans are copyrighted and it is illegal to make copies of a single set.) If you would like to build without making changes, buy five or eight sets, eight gives you the flexibility to hand them to contractors and others who may need them. The plans come with a written copyright of the customized design.

Do sales taxes apply?
Sales tax only applies for plans purchased in the state of TEXAS.

Can I return the plans if I do not like them?
Unfortunately, the answer to this question is no. Since it is possible to make illegal copies of the plans you received, we do not allow any refunds. You need to be sure of your order before placing it. It is also very important that you check the dimensions of your lot or land before selecting a house plan as well as any other special engineering requirements in your local area.
